Building for Southeast Michigan Conditions

Michigan's freeze-thaw cycle, clay-heavy soils, and high water tables create challenges that many contractors underestimate. We have been solving these problems since 2006.

Frost Depth and Footing Requirements

Michigan's frost line reaches 42 inches in the Metro Detroit area. Every structural retaining wall we build starts with a compacted gravel base that extends below the frost line. This prevents heaving, which is the single most common cause of wall failure in our region. Walls built without proper footing depth will shift within the first two winters.

Clay Soil and Drainage

Southeast Michigan soil is predominantly clay, which retains water and expands when saturated. Behind every retaining wall we install, we place a drainage aggregate backfill with a perforated drain tile at the base. This system channels hydrostatic pressure away from the wall face. Without it, water builds up behind the wall and eventually pushes it forward.

Geogrid Reinforcement

For walls exceeding 4 feet in height, we install geogrid reinforcement layers within the backfill zone. Geogrid is a high-tensile polymer mesh that distributes lateral soil pressure across a wider area, reducing the load on the wall face. This is an engineering requirement, not an upsell. Walls that need geogrid and do not have it are structurally compromised.

Permits and Engineering

Many Metro Detroit municipalities require permits for retaining walls over 4 feet. Some require engineered drawings signed by a licensed professional engineer. We handle the permit process, coordinate with engineers when required, and ensure your wall meets all local building codes. How We Build Retaining Walls

Site Assessment and Design

We evaluate soil conditions, drainage patterns, grade changes, and utility locations. You receive a detailed proposal with material recommendations, wall dimensions, and a complete cost breakdown before work begins.

Excavation and Base Preparation

We excavate to the required depth, compact the subgrade, and install a leveled gravel base. This is the most important phase of the build. A wall is only as strong as what it sits on.

Wall Construction and Drainage

Blocks or stone are placed course by course with drainage aggregate and perforated pipe installed simultaneously behind the wall. Geogrid is integrated at calculated intervals for taller walls.

Backfill, Grading, and Finishing

The area behind the wall is backfilled in compacted lifts. Final grading directs surface water away from the wall. Cap stones, plantings, or landscape lighting are added to complete the project.

Retaining Wall FAQ

A properly engineered and installed retaining wall should last 50 years or more. The key factors are footing depth below the frost line, adequate drainage behind the wall, and quality materials rated for freeze-thaw exposure. Walls that fail prematurely almost always have a drainage or footing deficiency, not a material failure.

It depends on the municipality and the wall height. Most Metro Detroit cities require a building permit for walls over 4 feet measured from the base of the footing to the top of the wall. Some communities, including Troy and Birmingham, have additional setback and engineering requirements. We handle the permit process as part of every project.

Retaining wall costs depend on material choice, wall height, site access, and drainage complexity. Block walls typically range from $35 to $65 per square face foot installed. Natural stone walls range from $50 to $90 per square face foot. Boulder walls vary widely based on stone size and equipment requirements. Yes. We evaluate failing walls to determine whether repair is viable or whether a full rebuild is the better investment. Minor settling or displacement can sometimes be corrected by resetting the affected courses and improving drainage. Walls with footing failure, significant leaning, or structural cracks typically require a complete rebuild to ensure long-term stability.

The ideal construction window runs from late April through mid-November when the ground is thawed and workable. We can begin design and permitting during the winter months so the project is ready to start as soon as conditions allow. Early spring bookings secure priority scheduling before the peak summer season.
